MEP surveys are priced against scope. A single building typically falls between £2,000 and £3,000 + VAT; large, complex or multi-plant-room buildings typically run £5,000 to £10,000 + VAT. Estate programmes are priced per building against an agreed schedule of rates, which brings the per-building cost down.
The variables are floor area, number of plant areas, total asset count, access and out-of-hours requirements, and the reporting format you need. Every fee is fixed in writing before mobilisation — there are no scope-creep invoices.
Record drawings and schematics start at £2,500, defect analysis with summary reporting at £3,000, and CAPEX cost analysis at £4,500 + VAT, each quoted against scope. Taken together with a survey they are scoped as one package and priced as a whole rather than added together.
Smaller compliance work is also available: EPC from £75, floor plan from £80, both together from £140, and snagging from £330.
Same-day lodgement is standard for most London properties. Your EPC is lodged directly to the national register within 24 hours of the survey — often the same afternoon. You'll receive the certificate by email and it's publicly searchable immediately.
Yes. Under the Energy Performance of Buildings Regulations 2012, an EPC is a legal requirement before marketing any property for sale or let. From April 2025, new tenancies must achieve a minimum rating of C. A survey will identify exactly what's needed to comply and the most cost-effective improvements.
A full MEP survey covers mechanical, electrical and plumbing plant and equipment: HVAC (AHUs, chillers, FCUs, boilers), electrical distribution (HV/LV switchgear, distribution boards, transformers, UPS and standby generation), water services, sanitaryware and above/below-ground drainage, fire and life-safety systems, BMS and controls, and any specialised plant relevant to the building type — including operational and 24/7 facilities.
Deliverables include a condition-graded asset register with photographic evidence, remaining useful life (RUL) estimates, a PPM schedule. Supplied in Excel and PDF formats.

Record drawings and schematics — as-installed MEP layouts, riser and distribution schematics and electrical single-line diagrams, issued as layered DWG and PDF. Drawn from surveyed reality rather than historic design information, with any untraceable runs marked as such rather than assumed.
CAPEX cost analysis — a prioritised replacement schedule with indicative costs and year-by-year phasing, built from condition grades and remaining useful life. Supplied as an Excel model you can re-run with your own rates.
Defect analysis and summary reports — targeted root-cause investigation of recurring or high-risk defects, with costed remedial options and a board-level summary alongside the full technical annex.

Compliance work (EPCs, floor plans) is concentrated in West and Central London. For MEP surveys and estate programmes, coverage extends across Greater London, the South East and further afield for multi-building instructions — travel and any accommodation is priced into the fee transparently at scoping stage.
